He does it, in part, because the site “reaches a zillion people, even people from overseas,” as he told the Wall Street Journal. Others agree: tapping into eBay s 170 million active users allows the listing to get in front of more people and has less competition there s only about 100 houses listed on the site, according to the Journal. Consider the site has roughly $1 billion listings, the properties stick out.

Once someone signals interest, the conversation moves off the site into a formal peer-to-peer setting. It works for sellers like Willhoit who is making the sale without the help of an agent thus far.

Toll Brothers City Living is aiming to sell $323.5 million worth of apartments at 77 Charlton Street, its forthcoming condominium project in Hudson Square.

The luxury homebuilder officially filed plans for a 161-unit development with the New York state Attorney General s office, records show. The average price per unit works out to just over $2 million — which is in line with the company s pivot away ultra-luxury to affordable luxury in recent years.

Toll has said it plans to build two, connected 15-story buildings at 77 Charlton Street, which the Penn爱上海同城对对碰 爱上海同城论坛sylvania-based company picked up for $56.5 million in 2012. The project will have more than 208,000 square feet of residential space.

In 2016, Toll s City Living division — which is heavily concentrated in New Yor爱上海同城手机版 新爱上海同城对对碰论坛k and New Jersey — changed gears to tackle the middle market, where it aims to sell homes priced around $2,000 to $2,500 per foot.

In 2018 s first quarte上海龙凤论坛 新上海贵族宝贝论坛r, Toll Brothers City Living s average contract price was $1.31 million, down from $2.24 million in 2017 s first quarter.

But overall, Toll saw its revenue jump 28 percent during the first quarter to $1.18 billion thanks to strong sales in California.

The City Living division, l上海同城对对碰交友社区 上海夜网论坛ed by David Von Spreckelsen, inked 47 contracts valued at $61.8 million during the quarter, compared to 22 contracts worth $49.3 million in 2017 s first quarter.

Toll s New York projects include 1110 Park, where it s now offering a penthouse for $25.95 million. In November, it closed a $144 million loan from UnionBank for a condo project at 91 Leonard Street. It sold a majority stake of its project at 351-355 Broadway to the U.S. arm of Shanghai Municipal Investment for $73 million.

The blazes in the 33-story building took hours to douse, and officials have not revealed the cause of the fires, according to the Associated Press.

MoMA bought the property adjacent to its West 53rd Street location, the former home of the American Folk Art Museum, for $32.1 million in 2011. The museum s overhaul involved expanding its lobby, and creating theaters, a library, classrooms and gardens, along with the new gallery spaces.

Though the museum will be missing out on a significant amount of summer tourism revenue, private donations may help cover some of the costs. The museum will soon be announcing a $200 million donation from the estate of David Rockefeller, the philanthropist and banker, who died in 2017.

The expansion was also funded with a $100 million donation from media baron David Geffen in 2016.

During its previous renovation in 2004, MoMA moved to temporary space in Queens for two years. This year s much shorter turnaround means a relocation will be unnecessary, Lowry said.

Billionaire futurist Elon Musk has taken out $61 million in mortgages on five California上海龙凤论坛 新上海贵族宝贝论坛 mansions.

Morgan Stanley provided the debt on the properties, which amount to $180,000 in monthly payments for Musk, according to Bloomberg.

The Tesla, Boring上海龙凤论坛sh1f 上海龙凤论坛 Company, and SpaceX founder took out loans on four of his homes in Bel Air, and one in the San Francisco Bay area city of Hillsborough, Bloomberg reported.

All of the loans represent new debt except one. That one is a refinance on the first Bel Air home Musk bought in 2012, a 1.7-acre estate above the Bel Air Country Club. Musk acquired another home next door in 2013, but turned it into a private school for his children and their friends.

Such large mortgages are rare in the world of private home lending, but Musk isn’t alone among wealthy homeowners who prefer debt to cash. His neighbors in Bel Air, power couple Jay-Z and Beyoncé, took out a $52.8 million loan on a sprawling 30,000-square-foot spec mansion in the area in 2017.

In 2015, M爱上海同城论坛 爱上海同城usk added two more Bel Air properties to his portfolio. Two years later he dropped $24.3 million for an unfinished spec home in the exclusive neighborhood. But that wasn’t enough. A few weeks ago, he爱上海 爱上海同城手机版 bought another home for $6.4 million.

Not long after developers pulled the plug on the $900 million New York Wheel – the biggest EB5-backed project ever to go belly-up – a group on the popular Chinese messaging app WeChat lit up over the possible ramifications for investors.

When the planned 630-foot-tall Ferris wheel project went bankrupt in October, a $206 million loan, made through the regional center CanAm Enterprises, appeared to have been wiped out. But the question of whether the Wheel had created enough jobs to secure visas for the EB-5 investors remained.

“The money is doubtful, but there s still hope for green cards via litigation,” wrote chat member Yujin CMB 54 2016.9.29, who does not appear to be one of the NY Wheel EB5 investors. (In order to establish trust, many investor chatrooms request that users create an alias containing their project name and application date.)

Another chat member, Jenny 555TEN 2015.11, put it more bluntly.

“It s time to sue.”

The Wheel’s EB-5 investors — who it appears have not filed a lawsuit — are in a now-familiar predicament. A visa backlog at the United States Citizenship and Immigration Services and some high-profile instances of alleged fraud have led to a spike in litigation surrounding the contro爱上海同城论坛 爱上海同城versial “cash-for-visa” program, which for years has supplied major U.S. developers with billions of dollars in cheap debt. Frustrated investors in China, sitting thousands of miles away from the projects and facing a gulf of information just as wide, are taking to WeChat to discuss the myriad twists and turns of the program, air grievances, and, in some cases, band together to discuss their legal options.

Though the closed nature of WeChat groups makes it difficult to get a full picture of EB-5-related activity, WeChat group administrators contacted by The Real Deal estimate that there are hundreds of such groups in total. Many are dedicated to specific projects and agencies, while others host general discussions on EB-5 topics such as the visa backlog, redeployment of funds, and lobbying.

“Since investors can’t find a legal way to ask regional centers or agents for a list of other investors to contact, they have to use WeChat to get connected,” said Connor Chen, founder of popular EB-5 blog EB5Sir, noting that these intermediaries have little incentive to help investors organize.

For investors trying to make sense of troubled projects, WeChat is a means of tracking down co-investors, with an eye to taking a stronger and more well-funded case to court.

“The WeChat thing is the investors now organizing to sue the regional centers,” said Michael Gibson of USAdvisors, which works with EB-5 applicants to determine where to invest.
